Market Overview
One of the most affordable
coastal markets in New England.
Washington County sits at the far eastern edge of Maine โ and well outside the pricing pressure that has pushed coastal real estate in southern Maine and New Hampshire to levels that have priced out most buyers. The same budget that buys a condo in Portland or a building lot in Bar Harbor will purchase a waterfront property here. That gap is real, and it's driving a steady migration of buyers from away who have figured it out.
The market is not stagnant. Remote work has introduced a new class of buyer โ people with city-level incomes who can now live anywhere, and who are choosing the Bold Coast deliberately. Inventory is tighter than it was five years ago, particularly for move-in-ready properties with water access. But compared to virtually any other coastal market in the Northeast, Washington County remains accessible.

What Your Budget Gets You
Price ranges on
the Bold Coast.
These are realistic ranges based on current market activity โ not outliers. Waterfront properties command a significant premium, as they do everywhere in coastal Maine, but the baseline is far lower than comparable markets to the west.
Under $200k
Entry level
Older homes needing updates, camps and seasonal properties, land parcels, and inland village homes. Good bones, but expect to put work in. Strong inventory at this level.
$200kโ$350k
Move-in ready
Updated homes in town, modest water views, newer builds in rural areas. The most competitive price band โ properties move quickly. Best range for a primary residence.
$350kโ$600k
Waterfront access
River and bay frontage, ocean views, established waterfront cottages. Where most serious buyers from away land. Strong value compared to Hancock County or southern Maine.
$600k+
Premium waterfront
Deeded oceanfront with direct access, sea cliff properties, large waterfront acreage, and high-end renovated homes. Limited inventory โ these sell when the right buyer finds them.
Honest note on condition
Many properties in Washington County are former seasonal homes being sold without recent upgrades โ older heating systems, wells and septics that haven't been serviced in years, and deferred maintenance that isn't always obvious at a showing. Budget for improvements. A $220,000 home with $60,000 of work needed is a different purchase than a $280,000 turnkey. A thorough local inspection and a realtor who will be honest about what they're seeing are both essential here.
Town by Town
Where to look on
the Bold Coast.
Each Bold Coast town has a distinct character and a distinct market. The right town depends on what you're looking for โ services and community infrastructure, waterfront access, quiet and remoteness, or a balance of all three.
Machias
Median ~$187k ยท Most services
The county seat and service hub. Hospital, grocery, university, restaurants, and hardware โ the most complete set of amenities in the region. Lowest prices for in-town properties. The Machias River runs through downtown. Best choice for families who want Bold Coast living without sacrificing daily convenience.
Lubec
Median ~$384k ยท High demand
The most in-demand Bold Coast town among out-of-state buyers. Easternmost town in the U.S., Quoddy Head State Park, strong arts presence, and a beautiful working waterfront. Prices have risen steadily. Move-in-ready inventory is tight. Buyers who find the right property here tend to feel strongly about it โ and for good reason.
Eastport
Median ~$299k ยท Arts & waterfront
America's easternmost city on Moose Island. Thriving arts scene, working waterfront, remarkable tidal environment. A range of property types from historic downtown Victorians to coastal lots. More cultural infrastructure than any other Bold Coast town. The ferry to Canada adds a practical benefit for some buyers.
Jonesport & Beals
~$200kโ$350k ยท Traditional community
A traditional lobster fishing community with some of the most dramatic coastal scenery in the county. Less transient than Lubec or Eastport โ deep roots, strong community identity. Beals Island is connected by bridge. Good value relative to the coastal access and scenery available.
Cutler & Machiasport
~$195kโ$400k ยท Remote & wild
The most remote Bold Coast towns โ and home to the Bold Coast Trail and some of the most spectacular coastal scenery in the Eastern U.S. Very limited services. Properties here attract buyers who want genuine wilderness access and don't need to be close to town.
Milbridge & Harrington
~$229k ยท Western gateway
The western edge of Washington County โ closer to Ellsworth and the Bar Harbor corridor. More accessible for buyers who want Bold Coast living with easier reach to southern Maine services. Narraguagus River, blueberry barrens, and solid coastal access. A good entry point to the market.
Waterfront Properties
What "waterfront" means
on the Bold Coast.
Waterfront on the Bold Coast is not a uniform category. Understanding the distinctions matters โ both for value and for what the property will actually be like to own.
๐
Ocean & Bay Frontage
Direct access to salt water โ Cobscook Bay, Passamaquoddy Bay, the open Atlantic. The most premium category. Tidal range matters enormously: a property that looks like beachfront at low tide may be 200 feet from the water at high tide. Know what you're buying at both tides.
๐๏ธ
River & Estuary Frontage
The Machias, Narraguagus, and Dennys rivers all offer tidal frontage with bald eagles, herons, and significant natural value. Often more affordable than bay frontage with comparable scenery and wildlife. Kayak and canoe access is typically excellent.
๐๏ธ
Water Views
Properties with views but no direct frontage. Significantly more affordable and often still spectacular โ especially on elevated lots overlooking bays and coves. A water view property on a clear day can be more dramatic than direct frontage on a foggy one.
โ๏ธ
Maine Shoreland Zoning
Maine's Shoreland Zoning Act restricts development within 250 feet of the high-water mark. What you can build, add, or renovate on a waterfront property is regulated โ and varies by town. Understanding these rules before making an offer is essential. A local realtor will know them cold.
๐
Deeded Waterfront
In Maine, the public trust doctrine gives the public the right to use the intertidal zone โ the area between high and low tide. "Deeded waterfront" means the seller owns to the water, but exclusive use stops at the high-tide line. Understand exactly what the deed conveys.
๐
Tidal Range
The Bay of Fundy tidal system produces tidal ranges of up to 28 feet in some areas of Washington County โ among the largest in the world. This affects dock access, shoreline exposure, erosion, and seasonal usability in ways that don't apply to most coastal markets.
What Lubec waterfront actually looks like in 2026
Recent Lubec listings give a sense of the range: an oceanfront lot with 200 feet of sandy beach listed at $275,000. A renovated coastal home with panoramic bay views at $675,000. An inland home near the water at $220,000. A historic captain's house on Johnson Street at $885,000. The spread is wide โ and condition, access, and view quality explain most of it.
Before You Buy
What out-of-state buyers
need to understand.
Washington County operates differently from most markets buyers are coming from. These aren't dealbreakers โ they're realities that a good local realtor will walk you through, and that the best buyers come in already knowing.
๐ก๏ธ
Heating Costs Are Real
Most Washington County homes heat with oil. Budget $2,500โ$4,000 annually depending on house size and system efficiency. A wood stove or pellet stove backup is very common and well worth having. Factor this into your total cost of ownership.
๐ก
Verify Internet Before You Buy
Spectrum cable is available in most towns. Rural properties may have no wired broadband โ Starlink satellite is a viable option for remote workers at most locations, but requires a clear sky view. Always verify at the specific address, not just the town.
๐
A Car Is Non-Negotiable
Washington County has no public transit. You need a reliable vehicle, snow tires are essential from November through April, and rural roads mean real miles. Factor in a larger grocery run to Ellsworth or Bangor periodically.
๐ฅ
Healthcare Access
Down East Community Hospital in Machias is the county's primary facility โ well-regarded for a rural institution. Major procedures and specialist care typically require a trip to Bangor (~2 hours). Establish primary care before you need urgent attention.
๐ง
Well & Septic
Most rural properties use private well and septic rather than municipal water and sewer. Have both tested and inspected before closing. Replacement costs can be significant โ a failed septic system is a five-figure surprise you don't want.
๐
Seasonal vs Year-Round
Many Bold Coast properties were built as seasonal camps and were never intended for year-round use. Insulation, plumbing winterization, and heating capacity may all be inadequate for a primary residence. Know which you're buying before you close.
